After Dropping Casino Bid, Related Breaks Ground on New Office Tower at Hudson Yards
Rising above the rail yards, 70 Hudson Yards will be New York City’s first zero-carbon-emission skyscraper, according to the developer. The building has already attracted Deloitte as a prime tenant.
Only weeks after dropping out of the casino-gambling derby, Related Cos. recently broke ground on a new skyscraper in Hudson Yards, this one a 47-story commercial office space that has already signed a blue-chip tenant to rent most of its floors.
The property was sold by HLM Realty for $96 million to Related back in 2018 and has sat vacant since then. Related recently abandoned an effort to bring a casino to the northern portion of Hudson Yards, in a partnership with Wynn Resorts. The project had faced stiff community opposition. Related said instead it will proceed with mixed commercial and residential projects, although this project was already in the works before the casino project was pulled.
The new tower now under construction sits at 70 Hudson Yards on a full block from West 35th Street to West 36th Street. When completed, the tower will rise 717 feet tall and boast 1.1 million square feet.
Its copper façade and sandstone and limestone lobby provide some variety to the sea of glass and steel in Hudson Yards, incidentally matching the color scheme of the Vessel, the 150-foot-tall tourist attraction with a bronze honeycomb-like outer shell and safety netting to prevent suicides.
For now, the plot where the new tower is being erected is still mostly dirt and rubble, as workers only began excavation on June 12. Crews can be seen clearing debris into industrial dumpsters and drilling the skyscraper’s bedrock foundations.
The site, which is also known as 514 W. 36th St., is being developed by Related Cos. with Gensler and Roger Ferris + Partners as the architects and INC Architecture & Design as the interior designer. Like most of the surrounding buildings, the developer says that 70 Hudson Yards will feature state-of-the-art amenities, including conferencing and event spaces, wellness facilities, a dedicated multimedia studio, hyper-efficient floor plates, large outdoor terraces, and, of course, views of the Manhattan skyline and the Hudson River. A café and retail space will fill the ground level, according to Related’s website.
The building stands directly across from Bella Abzug Park, a quiet three-block park with fountains, shade trees, and even a gelateria. In the park is an entrance to the Hudson Yards station of the 7 train. Further west is the Jacob Javits Center, the glassy convention hall on the Hudson River. Below the tract where the new tower stands will be an active rail yard.
In a big win for Related, Deloitte, the global accounting and consulting firm, has signed on for 800,000 of the building’s 1.1 million square feet, as first reported by the Wall Street Journal. Deloitte will double its current office footprint when it relocates from its current Rockefeller Center offices, which are spread across multiple locations– including 30 Rockefeller Center and 1221 Ave. of the Americas–to 70 Hudson Yards, but not until its slated opening sometime in 2028.
